Our Future Home Search Team has identified a possible new home!
Since the property is not even listed, and per the request of the seller, we cannot disclose many details. But, it is about as perfect as it can be, particularly for a partnership with Temple Adath Or. The partnership with Temple Adath Or would be 2/3 River of Grass and 1/3 TAO.
In order to proceed with any negotiations, the seller needs proof that we are able to buy this property. They want to see all of the money in the bank, not promises. They have witnessed other property sales to religious organizations fail because final financing did not go through, despite having a large down payment.
We have made some calculations as to how much money we will need to make this work based on an estimated purchase price and additional funds for buildout and closing costs. With consideration of the funds we already have in hand and Temple Adath Or’s portion, we estimate that we need an additional $698,000 in the bank. This includes some $87,000 of unfulfilled Capital Campaign pledges.
This is doable, with some stretching.
The more donations we have, the less we will have to finance.
We are looking to our members and friends for financing the remainder and to jointly hold a mortgage. We are looking to pay 5% interest over 15 or 20 years.
Here’s what you can do:
1. Make a donation to the Capital Campaign/increase your donation.
2. Pay any outstanding current pledge balance as soon as possible.
3. Invest in a River of Grass Member Held Mortgage.
A very important note is that these donations/investments can be made by you contingent on the purchase of this specific property.
We need your promise as soon as possible and the money in the bank by January 31, 2023.
